in the name of god amen I Jn Rowning of Heddingham Sibyle in the county of Essex tanner hereby revoking all other and former wills do make and ordain this my last will and testament in manner and form following first I commend my soul to the mercies of god and desire that my body may be decently buried by my executrix item I give and bequeath to Eliz my beloved wife my house in which I now dwell with my tanyard and all the buildings and outhouses thereunto belonging and all my copyhold lands whatsoever during the term of her natural life in full satisfaction of her jointure or dowry together with the use of the stock of hop poles leaving them of the same value she finds them and after her decease I give and devise the said house tanyard outhouses copyhold lands and stock of hop poles to my cousin Jn Rowning and to his heirs fore ver he the said Jn Rowning paying out of the same unto my cousin Mark Algar the sum of 100li within two years after my wife's decease at two equal yearly payments and paying also to my sister Rebecca Algar the yearly sum of 4li during the term of her natural life at four quarterly payments the first to begin three months after my wife's decease and for which of the said payments or any part of them my will and mind is that the said Mark Algar and Rebecca Algar or either of them shall and may enter upon my dwelling house tanyard lands and premises and have hold occupy and enjoy the same or any part of them till his her or their legacy be fully satisfied constructed and paid together with the sum of 10li for the trouble of such entry but if my cousin Jn Rowning shall depart this life then I give and devise the said house tanyard copyhold lands and premises to my cousin Mark Algar and to his heirs forever upon condition that he pay to my sister Algar the above mentioned yearly sum of 4li in manner aforesaid together with the sum of 40s per annum from my wife's decease to my cousin Rebecca the wife of Thos Hale by like quarterly payments during her natural life and I give to the said Mark Algar my green bed with all things thereto belonging also my will and mind is that my goods in the hall in the kitchen in the brewhouse and backhouse shall go with the dwelling house after the decease of my wife item I give and devise to my cousin Thos Algar my lease of the water mill and the bed standing there on condition that he pay to my kinswoman Sarah Hale the sum of 30li at her age of 18yr with the yearly sum of 30s for the interest thereof from my decease until she attain the said age and that he further pay unto his sister Rebecca Hale the yearly sum of 40s by quarterly payments during the term of her natural life item I give to my cousin Susan Algar and to her heirs forever my meadow called Swan alias Swaines Meadow abutting on the floodgate hole near the mill and upon the road leading to Great Maplestead but if the said Susan shall depart this life without issue surviving before her full age of 21yr I give and devise the said meadow to her brother Mark Algar and to his heirs he paying to his brother Thos the sum of 30li within three months after his sister's decease item I give to my brother Sam Perry all the goods and furniture of the parlour as they stand at the time of my decease with the sum of 10li in money item I give to Frances Rash 10li item I give to the wife of Thos Hale 5li these sums to be paid by my executrix within three months of my decease item I remit and forgive to Thos Start Jn Cordwell Edm Percivall and Wm Harrington sen one half of which they stand indebted to me at my decease item I give unto Rebecca the daughter of Thos Hale the sum of 50li to be paid to my executrix within one year after my decease item I give to Thos Walker son of Thos 40s lastly I give and bequeath to Eliz my beloved wife all my stock goods and chattels whatsoever not already disposed of for the payment of my funeral charges debts and legacies and do hereby make and appoint her sole executrix of this my last will and testament in witness whereof I have hereunto set my hand and seal the 24.4.1710 Jn Rownings signed sealed published and declared to be the last will and testament of the said Jn Rowning in the presence of M Cooke Thos Walker Andrew Halls
