in the name of god amen I Mary Tiffin of Earls Colne in the county of Essex widow being sick and weak in body but of a sound mind memory and understanding thanks be to god for the same do make and publish this my last will and testament in manner following that is to say I give and devise to my granddaughter Sarah Tiffin Ruffle all that my messuage or tenement with appurtenances situate and being in Earls Colne aforesaid and now in my own occupation to hold the same unto the said Sarah Tiffin Ruffle her heirs and assigns forever I give and devise unto my granddaughter Mary Ann Ruffle all that messuage or tenement with the appurtenances situate and being in Earls Colne aforesaid and now in the occupation of Mary Sutton or her assigns forever I give and devise unto the said Sarah Tiffin Ruffle and Mary Ann Ruffle all that piece or parcel of ground now known as an orchard with the appurtenances to the same belonging and also the woodhouse near thereto adjoining as the same are situate lying and being in Earls Colne aforesaid and adjoin the before mentioned premises to hold the same with the appurtenances unto and to the use of the said Sarah Tiffin Ruffle and Mary Ann Ruffle their heirs and assigns for ever as tenants in common and not as joint tenants I give and devise unto my granddaughter Rebecca Susanna Ruffle all that messuage or tenement with the appurtenances situate and being in Earls Colne aforesaid and now in the occupation of Thos Fairhead or his assigns to hold the same with the appurtenances unto and to the use of the said Rebecca Susanna Ruffle her heirs and assigns forever I give and devise unto the said Sarah Tiffin Ruffle and Mary Ann Ruffle and Rebecca Susanna Ruffle all that yard or parcel of ground called the drying yard with the pump and appurtenances to the same belonging situate and being in Earls Colne aforesaid to hold the same with the appurtenances unto the said Sarah Tiffin Ruffle Mary Ann Ruffle and Rebecca Susanna Ruffle their heirs and assigns for ever as tenants in common and not as joint tenants and I do hereby declare my mind and will to be and do direct authorise and empower my executors hereinafter named or the survivor of them or the executors or administrators of such survivor to let or otherwise dispose of all the before mentioned premises in the most advantageous manner unto any person or persons who shall be willing to hire the same until my said granddaughters shall respectively attain the age of twenty-one years, the rents and profits in the meantime arising I desire shall be paid into the hands of my said executors or the survivor of them or the executors or administrators of such survivor (whose receipt alone shall be a good and sufficient discharge for the same) upon trust that they my said executors or the survivor of them or the executors or administrators of such survivor do and shall as soon as conveniently may be after my decease by and out of the rents issues and profits to arise as aforesaid or by and out of the respective shares of my said granddaughters of and in my personal estate as hereinafter mentioned insure or cause to be insured from fire all and every the before mentioned premises in some or one of the public companies or insurance offices and continue such insurance aforesaid until my said granddaughters shall respectively attain the age of twenty-one years and also do and shall from time to time repair or cause to be repaired all the before mentioned premises and so keep the same until my said granddaughters shall respectively attain the age of twenty- one years and I further declare my mind and will to be that the money expended and laid out in such insurance and repairs as aforesaid shall from time to time be charged to and allowed by the respective devisee of the premises on which the same shall have been so expended and laid out as aforesaid and the surplus if any arising from time to time from each respective devisee's account shall be INSERTED to and disposed of with the respective share of such devisee of and in the residue of my personal estate as hereinafter mentioned by my said executors or the survivor of them or the executors or administrators of such survivor as soon as conveniently may be I give and bequeath to my niece Mary Moul the sum of £50 of lawful monies of Great Britain to be paid by my said executor out of my personal estate and within six months after my decease also I give and bequeath to the said Mary Moul my tent bedstead and furniture with the bed pillows bolsted (sic) sheets blankets and counterpanes to the same belonging to and for her own proper use and behoof I give and bequeath unto my late maid servant Mary Sutton the sum of £5 of lawful money of Great Britain to be paid to her by my said executors within three months after my decease out of my personal estate I give and bequeath unto my four grandchildren Wm Tiffin Ruffle and the said Sarah Tiffin Ruffle and Mary Ann Ruffle Rebecca Susanna Ruffle all and every my plate to be equally divided between them share and share alike and after payment of all my just debts funeral and testamentary expenses I give and bequeath to my friends Jn Pitstow of Earls Colne aforesaid miller and Sam Francis of White Colne in the said county farmer (my executors hereinafter named) all the rest residue and remainder of my household goods and furniture and all other my estate and effects whatsoever and wheresoever and of what nature or kind soever (not herein before disposed of) upon trust that they the said Jn Pitstow and Sam Francis or the survivor of them of the executors or administrators of such survivor do and shall as soon as conveniently may be after my decease sell and dispose of the same or so much thereof as may be in their nature saleable either by public auction or private contract as they in their discretions shall think fit and the money arising therefrom (after deducting all reasonable costs charges and expenses attending such sale and the legacies herein after bequeathed) I give and bequeath to my said executors upon trust that they my said executors or the survivor of them or the executors or administrators of such survivor do and shall place out and invest such money as shall arise by the sale of my said estate and effects (after such deductions as aforesaid) and also all and every other sum and sums of money which shall come into their hands by virtue of this my will (except as aforesaid) in their his or her names or name on mortgage or in some or one of the public stocks or funds of this kingdom and do and shall stand and be possessed of such security or securities upon trust to pay and apply the interest dividends and annual proceeds thereof for and towards the maintenance education and bringing up of all and every my said grandchildren Wm Tiffin Ruffle Sarah Tiffin Ruffle Mary Ann Ruffle and Rebecca Susanna Ruffle until they respectively attain the age of twenty-one years and when and as they my said grandchildren shall respectively attain the age of twenty-one years as aforesaid then upon trust to pay transfer and assign the whole of the share of him her or them of an in the said trust monies so to be invested for their benefit as aforesaid and the stocks funds and securities in or upon which the same shall be placed and the interest dividends and produce then due thereon unto such grandchild and in case any of my said grandchildren shall die under the age of twenty-one years without leaving child or children lawfully begotten then the part or share of him her or them so dying of and in the said trust money and the interest dividends and proceed thereof then due thereon shall go to and be paid transferred and assigned unto and among the survivors or survivor of them part and share alike provided also and I do hereby declare my mind and will to be that it shall and may be lawful to and for my said trustees and executors and the survivor of them and the executors or administrators of such survivor and they are hereby authorised and empowered to pay and advance such part or parts of the monies which shall come to their hands by virtue of the trusts herein before declared for the benefit of my grandchildren as he she or they in their discretion shall think fit for putting him her or them to any business profession or employment or otherwise for his her or their preferment of advantage in life notwithstanding he she or they shall not then have attained his her or their age or ages of twenty-one years such advance being made out of and not exceeding the then apparent share or interest of the several person or persons for whom the same shall be so advanced under and by virtue of this my will and the directions thereof in the part or proportion of the property so given and bequeathed for his her or their benefit or of the stocks funds or securities purchased therewith. I do hereby nominate constitute and appoint the said Jn Pitstow and Sam Francis joint executors of this my will and give and bequeath to each of them the sum of £10 for the trouble they may have in acting as executors to this my will and I do hereby declare that my said executors or either of them shall not be responsible for or charged or chargeable with any more of the said trust monies funds or securities than he or they shall actually receive or shall come to their respective hands by virtue of this my will not with or for any loss or reduction which shall or may happen to the same or any part thereof so as such loss happen without their or one of their wilful neglect or default nor the one of them my said executors for the other of them or for the acts deeds receipts disbursements neglect or default of the other of them but each for himself only and also that it shall and may be lawful for them my said executors to deduct himself and themselves respectively all such costs charges and expenses as he or they shall sustain expend or be put unto in or about the execution of this my will or in anywise relating thereto and lastly I do hereby revoke all former and other wills by me at anytime heretofore made and declare this only to be my last will and testament in witness whereof I have hereunto set my hand and seal the 12.1.1814 Mary Tiffin signed sealed published and declared by the said Mary Tiffin as and for her last will and testament in the presence of use who in her presence and at her request have subscribed our names as witnesses Hannah Wragge Elanor Finney Jn Andrew solicitor Braintree
