Thos Deeks
of Halstead sayweaver on the other part witnesseth that the said
Hen Morley
for and in consideration of a competent sum of money to him in hand paid before the ensealing and delivery of these presents by the said
Thos Deeks
whereof and wherewith the said
Hen Morley
doth acknowledge himself fully satisfied and paid hath granted aliened bargained sold and confirmed and by these presents doth fully clearly and absolutely grant alien bargain sell and confirm unto the said
Thos Deeks
all that my freehold tenement or cottage situate standing and being in the parish of Earls Colne and on a certain green called Colne Green and now in the tenure or occupation of
Margt Sexton
widow or her assigns with all and singular the yards gardens backsides to the said tenement belonging or appertaining or with the said house or tenement commonly used occupied or enjoyed or taken to be part parcel or member of the same and the reversion etc whatsoever of all and singular the said premises to every part and parcel thereof together with all and singular the deeds evidences and writings touching and concerning the premises or any part or parcel thereof and also all the estate right title etc whatsoever of him the said

of in or to the same to have and to hold the said tenement or cottage and all and singular other the premises hereby granted bargained and sold or mentioned to be hereby of herein granted bargained and sold with their and every of their rights members and appurtenances whatsoever unto the said

his heirs and assigns to the only proper use and behoof of the said
Thos Deeks
his heirs and assigns forever and the said
Hen Morley
for himself his heirs executors and assigns doth covenant promise and agree to and with the said
Thos Deeks
his heirs and assigns and every of them by these presents in manner and form following that is to say that he the said

at the time of the ensealing and delivery of these presents is and until a good pure perfect and absolute estate of inheritance of all and singular the before granted premises and every part thereof shall be fully vested settled and executed in and upon the said
Thos Deeks
and his heirs according to the true according to the true intent and meaning of these presents shall remain continue and be seised of and in the said tenement and other the premises in and by these presents granted bargained and sold with all and every of their rights members and appurtenances of a good perfect and absolute estate of inheritance in fee simple without any condition reversion remainder or limitation or any use of uses estate or estates in or to any person or persons whatsoever to alter change defeat determine or make void the same and that the said

at the time of the ensealing and delivery of these presents hath full power good right and lawful authority to grant bargain sell and convey all and singular the before mentioned premises with their and every of their appurtenances unto the said

his heirs and assigns in manner and form aforesaid and that he the said

his heirs and assigns shall and may by force and virtue of these presents from time to time and at all times hereafter lawfully peaceably and quietly have hold use occupy and enjoy the said tenement with all and every the appurtenances and have receive and take the rents issues and profits thereof to his or their own proper use and behoof forever without any lawful let suit trouble denial interruption eviction disturbance of the said

his heir s or assigns or of any other person or persons whatsoever lawfully claiming by from or under him them or any of them or by his or their means act or procurement and that free and clear and freely and clearly acquitted and discharged and from time to time well and sufficiently saved and kept harmless from all and all manner of gifts grants bargains leases rents issues and of and from all and singular other titles charges incumbrances and demands whatsoever had made committed suffered or done by the said

his heirs or assigns or by any other person or persons whatsoever or any of them or by his or their means act consent title interest or procurement for the rents and services which from henceforth for or in respect to the premises shall grow due and payable to the chief lord or lords of the fee or fees of the premises only excepted and further that the said

for himself his heirs executors etc doth covenant promise and gra nt that he the said

his heirs and assigns and all and every other person or persons and their heirs lawfully having or claiming or rightfully pretending to have or which hereafter shall or may lawfully have or claim to have any estate right title etc into or out of the premises or any part thereof by from or under the said

his heirs or assigns shall and will from time to time and at all times for and during the space of seven years next ensuing the date of these presents at and upon the reasonable request and at the costs and charges in the law of him the said

his heirs or assigns do perform acknowledge etc all and every such further lawful and reasonable act and acts etc for the further better and more perfect assurance sure making and conveying of all and singular the before hereby granted or mentioned to be granted premises with their and every of their rights and appurtenances unto the said

his heirs and assigns be it by any way or means whatsoever as by the said

his heirs or assigns or by his or their counsel learned in the law shall be reasonably advised etc so as the said

his heirs executors and administrators and such other person or persons who shall be required to make such assurance be not compelled to travel further than the cities of London and Westminster in or about the making thereof and lastly it is agreed by and between the said parties to these presents that all and every the said assurances and conveyances so as aforesaid hereafter to be had of the premises shall be taken to be to the only use of him the said
