this indenture made 3.5.16Eliz1 etc between right honourable Edw de Vere earl of Oxford etc of the one part and Rich Eneowes of Earls Colne yeoman on the other part witnesseth that the said earl for and in consideration of the sum of 40li to him in hand at the ensealing hereof by the said Rich Eneowes well and truly paid whereof the said earl doth acknowledge and confess himself fully and truly paid and contented by these presents hath demised and to farm letten and by these presents doth demise grant and farm let unto the said Rich Eneowes his executors and assigns all his farm commonly called Mylles with all and all manner of houses buildings gardens orchards and all and singular the lands grounds meadows pastures with all and every the appurtenances thereunto belonging or in anywise appertaining and also all that his barn called Coppyns with three crofts of land as they are now severed parted and enclosed near adjoining unto the said barn and also adjoining to Chalkney Wood along the pale that leadeth to Chalkney Mill with one littl e meadow lying and being next unto Chalkney Mill between the said crofts and the river together also with 1a of land of late new stubbed lying in Oxney Fen as it is now severed and enclosed all which premises now are or lately were in the tenure and occupation of the said Rich Eneowes or his assigns situate and being in the parish of Earls Colne aforesaid to have and to hold the said farm barn lands and all other the foresaid demised premises with their appurtenances and every part thereof unto the said Rich Eneowes his executors administrators and assigns from the feast of the annunciation last past before the date of these presents unto the end and term of 21yrs from thence next and immediately following and fully to be completed and ended yielding and paying therefore yearly during the said term unto the said earl his heirs and assigns 3li3s2d1h at two feasts or terms in the year that is to say the feasts of michaelmas and the annunciation by even portions and if it shall happen that the said yearly rents of 3li3s2d1h to be behind unpaid in part or in all over or after any feast or term of payment thereof in which the same rents ought to be paid by the space of six weeks and lawfully asked that then and at all times after it shall and may be lawful for the said earl his heirs and assigns in the said farm barn lands and other the premises with appurtenances wholly to reenter and the same to have again and enjoy in his and their former estate and the said Rich Enowes his executors administrators and assigns thereof and therefrom clearly to expel put out and amove and this present lease or grant or anything therein contained to the contrary thereof in anywise notwithstanding and the said Rich Enowes for h is his executors and administrators covenant and grant to and with the said earl his heirs and assigns by these presents that he the said Rich Enowes his executors administrators and assigns at his or their own proper costs and charges the said farm barns lands and all other the premises with appurtenances and every part thereof well and sufficiently repair sustain uphold maintain amend and keep in all things and by all things and in and with all manner of needful reparations from time to time when and as often as need shall require during the said term of 21yrs except timber which said timber the said earl for him his heirs and assigns doth covenant and grant by these presents to assign and appoint the said Rich Enowes his executors administrators and assigns at the predemised premises or some part thereof or within one mile of the said premises upon request made from time to time as often as need shall require during the said term and further the said earl for him his heirs and assigns doth covenant and grant to and with the said Rich Enowes his executors administrators and assigns by these presents that it shall or may be lawful to and for the said Rich Enowes his executors administrators and assigns from time to time during the said term in seasonable times of the year to have and take in and upon the demised premises sufficient and competent hedgeboot stakeboot houseboot gateboot ploughboot and fireboot and harrowboot to be occupied and spent in and upon the premises before granted and not elsewhere during the said term and that the said Rich Enowes his executors administrators and assigns paying the foresaid yearly rent in form aforesaid and under and according to the order covenants grants articles and agreements afore declared on the behalf of the said Rich Enowes his executors administrators and assigns to be paid performed and done shall or may peaceably and quietly have hold occupy possess and enjoy all and every the demised premises with appurtenances and every part thereof without any let trouble title expulsion eviction recovery or interruption of the said earl his heirs or assigns or any of them of or of any other person or persons whatsoever in witness the parties abovesaid to these indentures interchangeably have set their hands and seals the day and year first above written Rich Enowes
