situate lying and being in the parish of Tay Magna alias Much Tay in the said county of Essex committing no waste as aforesaid item I give and devise to my cousin

citizen and embroiderer of London his heirs and assigns forever immediately after the decease of my said sister

all those my said copyhold or customary lands with their and every of their appurtenances above mentioned item my will and mind is and the said freehold lands and premises so given as aforesaid to my said sister

for her life is upon this condition and limitation that she my said sister

his heirs and assigns the said copyhold lands and premises to take effect immediately after the decease of my said sister and all her and their claim and interest therein and in case she my said sister and her heirs shall refuse neglect or omit to give or make such surrender and release as aforesaid then and in such case I give and devise my said freehold lands and premises during the said term of my said sister's natural life to my said cousin

and his assigns in lieu and satisfaction of the said copyhold estate so given to him after my said sister's decease as aforesaid and upon this further condition that she my said sister

spinster for and during the term of her natural life the yearly sum or rent charge of 50s of lawful money of England by two equal payments in the year which I hereby give to her and charge on my said estate so given to my said sister as aforesaid and upon this further condition that she my said sister do bear and pay the charge of my funeral item I give and devise my said freehold lands with the hereditaments and appurtenances thereunto belonging immediately after the decease of my said sister to my cousins
