in the name of god amen I Edw Cressener citizen and embroiderer of London being infirm of body but of sound and disposing mind and memory make my last will and testament in manner following first I commend my soul to god hoping for salvation by the alone merits of my dear redeemer jesus christ and my body I commit to the earth to be decently interred at the discretion of my executrices and my temporal estate I dispose as followeth imprimis I will that my debts and funeral charges be first paid and satisfied item I give to my dear and loving wife Eliz Cressener all those my messuages or tenements with the appurtenances in Golden Lane in the parish of St Giles with Cripplegate beginning at Thos Hodgkins the corner house of Bell Alley with all the grounds backwards to the house now or late of Jas Clements in Cupids Court alias Cupids Alley inclusive for and during the term of her natural life and further my will is that in case of my wife's second marriage then and from thenceforth she shall receive only one half part of the messuages and ground aforesaid during the residue of her natural life and in such case I devise the other moiety thereof share and share alike to my two daughters Eliz Clifford and Ann Cressener during the natural life of my said dear wife item I give from and after the decease of my said wife unto my daughter Eliz Clifford and her heirs forever the first four houses in Golden Lane aforesaid with the appurtenances beginning at mr Hodgkins at Bell Alley end and ending at mr Parrs house exclusive item from and after the decease of my said wife I devise to my daughter Ann Cressener and her heirs forever all those my messuages or tenements situate in Golden Lane aforesaid beginning at mr Parrs and ending at Jas Clements house inclusive except the house late in the possession of Micah Robinson item I give the said house late in the possession of Micah Robinson to my said wife to defray the charges of the education of my granddaughter Eliz Clifford till she shall attain the age of 21yr or marry which shall first happen and thence forwards to such of my daughters as my said wife shall give or devise the same to item I give unto my said daughter Eliz Clifford and her heirs forever all those my lands tenements and estate as well freehold as copyhold whether in possession or reversion lying and being in the parish of Earls Colne in the county of Essex except what I have hereinafter disposed of item I give to my daughter Ann Cressener and her heirs for ever all those my freehold and copyhold lands tenements and premises with the appurtenances lying and being in the parishes of White Colne and Colne Ingaine and each of them in the county of Essex but in case of my said daughter Ann Cressener's death without issue I devise to my granddaughter Eliz Clifford and her heirs forever all that wood called Peverells with the house and lands thereto belonging being part of the premises above devised to my daughter Ann Cressener item I give to my said daughter Ann Cressener and her heirs forever all that messuage situate in Colne Ingaine aforesaid called Brick House from and immediately after the decease of     Potter widow item I give to my said daughter Ann Cressener and her heirs all that messuage with the appurtenances in Golden Lane aforesaid in the possession of Jon Bird cheesemonger item I give to my said daughter Ann Cressener the sum of 450li item I give to my said granddaughter Eliz Clifford the sum of 300li to be put out at interest for her use and the principal and interest to be paid her at her age of 21yr or day of marriage which shall first happen item I give to my said granddaughter Eliz Clifford and her heirs all that my farm called Mitchells in the possession of Jn Scott and situate in Earls Colne aforesaid item I give to my said granddaughter and her heirs from and after the decease of my sister in law Eliz Cressener all that my wood called Bettingsland Wood in the possession of my said sister but I commit the care and disposal of the rents and profits thereof to my daughter Eliz Clifford towards the education of my said granddaughter till she shall attain her age of 21yr or marry which shall first happen but it shall not be lawful for my said daughter to cut down and underwood under sixteen years growth or any timber except for repairs I give to my said granddaughter and her heirs all that messuage or tenement garden fields and estate in the occupation of the rev Franklyn from and immediately after her age of 21yr or marry which shall first happen and in the mean time I leave the issues and rent thereof to be disposed of by my said wife in the education of my said granddaughter item I give to my cousin Geo Cressener my silver goblet which has been in the family for many years item I give to my said cousin the sum of 50li or the gift of a Free School in the parish of Earls Colne aforesaid in lieu thereof if my executrices shall think fit item I give my dear wife the sum of 50li item all the rest and residue of my real estate whether freehold or copyhold not above devised whether I have the same in possession or am entitled to in remainder or reversion or otherwise howsoever I give the same to my said daughters Eliz Clifford and Ann Cressner and their heirs as tenants in common and not as joint tenants between them share and share alike item all the rest and residue of my personal estate of what kind soever after payment of my debts legacies and funeral expenses I devise the same to my executrices share and share alike and I hereby appoint my said dear wife Eliz Cressener and my said daughters Eliz Clifford and Ann Cressener executrices of this my will and revoke all other wills by me heretofore made and witness whereof I have to this my last will contained in one skin of parchment set my hand and seal this 6.4.1722 etc. Edw Cressener signed sealed published and declared by the testator as his last will and testament in the presence
