and afterwards the said Math Fletcher surrendered all that said piece of land called Ballards Garden with the building thereon and the appurtenances to the several uses herein after mentioned that is to the use and behoof of Phil Robinson citizen and goldsmith of London and his assigns for life and after his decease to the use of Grace Robinson his wife for life and after the decease of the survivor to the use of Jas Robinson son of Phil and Grace for life and after his decease to the use of the first and other sons lawfully issuing severally and successively in seniority of age etc and for default of such issue then to the use of every daughter of the said Jas as tenants in common not joint tenants and the heirs of their bodies etc and for default to such issue then to the use of such persons or estates as the said Phil Robinson shall limit by any deed or will etc and for default of such limitations to the use of all the other sons of the said Phil Robinson by Grace his wife severally and successively etc and for default to all daughters etc and for default of such issue to the use of Phil Robinson eldest son of the said Phil and the heirs of his body etc and for default of such issue then to the use of Rebecca Wash sister of the said Phil the father for life and after her death to such child or children sons or daughters as tenants in common and not joint tenants and for default then to the right heirs of the said Phil Robinson the father forever and the said Phil and Grace in court were admitted etc and they gave fines etc and after the said Phil surrendered all his copyhold lands held of the manor to the use of any deed or last will etc
