this indenture made the 1.1.1707 between Jas Smith of West Bergholt in the county of Essex single only son and heir of Jas Smith late of Wormingford in the said county yeoman deceased of the one part and Jn Cressener of Earls Colne in the county aforesaid esq of the other part witnesseth that the said Jas Smith party thereunto for and in consideration of 5s of lawful money of England to him in hand paid by the said Jn Cressener at and before the ensealing and delivery of these presents the receipt whereof is herein acknowledged hath bargained and sold and by these presents doth bargain and sell unto the said Jn Cressener all that his messuage or tenement called or known by the name of Cobbs or by whatsoever other name or names the same be called or known with a yard and garden to the same belonging and adjoining with and singular of the appurtenances lying and being in a certain street called Holt Street in Earls Colne aforesaid now or late in the tenure or occupation of Mary Bullock widow her assign or assigns and all ways easements profits hereditaments and appurtenances whatsoever to the same messuage or tenement belonging or in any way appertain ing and the reversion and reversions remainder and remainders thereof to have and to hold the said messuage or tenement yard and garden and all and singular or the premises herein before mentioned and intended to be hereby bargained and sold with their and every of their appurtenances unto the said Jn Cressener his executors administrator and assigns from the day next before the day of the date of these presents for and during unto the full end and term of one year from thence next ensuing and fully to be complete and ended yielding and paying thereof at the end of the said term the rent of one peppercorn only if demanded to the intent that by virtue of these presents and by force of the statute for transferring of uses into possessions the said Jn Cressener may be in the actual possession of the said premises and may be enabled to accept take a grant and conveyance of the reversion and inheritance to him and his heirs in witness whereof the said parties have to these presents interchangeably mark Jas S
