of West Bergholt in the county of Essex single and son and heir of
Jas Smith
late of Wormingford in the said county yeoman deceased of the one part and
Jn Cressener
of Earls Colne in the said county esq of the other part as follows viz imprimis the said
Jas Smith
party hereunto in consideration of the sum of 5li10s of good english money was paid and agreed to be paid to him by the said
Jn Cressener
as herein after is mentioned hath bargained and sold and by these presents doth bargain and sell unto the said
Jn Cressener
and his heirs all that his messuage or tenement commonly called or known by the name of
Cobbs
or by whatsoever other name or names called or known with a yard and garden to the same adjoining and belonging with the appurtenances as the same now is in the tenure or occupation of
Mary Bullocke
widow as the same is situate lying and being in Earls Colne aforesaid in a certain street there called Holt Street with all ways waters commodities hereditaments and appurtenances whatsoever to the said messuage and premises belonging or in any wise appertaining item it is that the said
Jas Smith
party hereunto and his heirs shall and will within 14days next after the date hereof make seal and execute such conveyances and assurances in the law of the said premises unto the said
Jn Cressener
and his heirs and the said
Jn Cressener
his heirs or assigns or his or their counsel learned in the law shall reasonable devise advise or require and that upon making sealing and executing such conveyances as aforesaid the said
Jn Cressener
shall pay unto the said
Jas Smith
party hereunto the sum of 3li10s and paying at the sealing and delivery hereof 40s in witness whereof the said parties have hereunto set their hands and seals the day and year first above written
