this indenture made the 28.4.1733 etc between Eliz Clifford of London spinster of the one part and Eliz Clifford of London widow mother of the said Eliz Clifford of the other part whereas Edw Cressener citizen and embroiderer of London by his last will and testament in writing bearing date 6.4.1722 did give and devise unto the said Eliz Clifford spinster by name of his granddaughter Eliz Clifford and her heirs all that messuage or tenement garden fields and estate in the occupation of the rev Jn Franklyn situate in the parish of Earls Colne in the county of Essex and whereas the said Eliz Clifford widow hath contracted and agreed with aforesaid Eliz Clifford spinster for the absolute purchase of the fee simple and inheritance of the said messuage or tenement and premises for the sum of 130li now this indenture witnesseth that the said Eliz Clifford spinster for and in consideration of 130li of lawful money of Great Britain to her in hand paid by the said Eliz Clifford widow before the ensealing and delivery of these presents to the receipt whereof the said Eliz Clifford spinster doth hereby acknowledge herself and of every part and parcel thereof doth clearly acquit release and discharge the said Eliz Clifford widow her heirs executors and administrators and every of them by these presents hath granted bargained sold aliened released and confirmed and by these presents doth fully absolutely grant bargain sell alien release and confirm unto the said Eliz Clifford widow in her actual possession now being by virtue of a bargain and sale to her thereof made for one whole year in consideration of 5s by indenture bearing date the day next before the day of the date of these presents and by force of the statute for transferring uses into possession and to her heirs and assigns all that messuage or tenement heretofore called or known by the name of Thredgolds with all and every the orchards yards gardens backsides barns stables outhouses and one croft of land called Grapwells thereunto adjoining with all commons common pasture ways waters water courses profits commodities hereditaments and appurtenances whatsoever to the said messuage or tenement lands and premises belonging or appertaining or therewith occupied or enjoyed as part and parcel or member thereof all which said premises (faded) are situate lying and being in the parish of Earls Colne aforesaid in the said county of Essex and were formerly in the tenure or occupation of the rev Jn Franklyn and now or late of the rev     Stringer and all the estate right title interest use trust property claim and demand whatsoever of her the said Eliz Clifford spinster of in and to the said premises and of any part or parcel thereof and the reversion and reversions remainder and remainders rents issues and profits of the said messuage or tenement croft of land and premises and every part and parcel thereof together also with all and singular deeds evidences writings records exemplifications records counterparts of leases escripts and muniments whatsoever touching and concerning the said premises only or only part or parcel thereof and now in her custody power or which she can come by without suit in law to have and to hold the said messuage or tenement with and all and every the orchards yards gardens backsides barns stables outhouses and the said croft of land thereunto adjoining and all and singular other the premises hereinbefore mentioned meant or intended to be hereby granted bargained sold aliened released or confirmed and every part and parcel thereof with their and every of their appurtenances unto the said Eliz Clifford the widow her heirs and assigns to the only proper use and behoof of the said Eliz Clifford the widow her heirs and assigns forever to be holden of the chief lord or lords of the fee or fees of the (faded) by rents and services for the same and of right accustomed and the said Eliz Clifford spinster her heirs and assigns the said bargained premises to the said Eliz Clifford widow and her heirs and assigns against the said Eliz Clifford spinster her heirs and assigns shall and will warrant and forever defend by these presents and the said Eliz Clifford spinster for herself her heirs executors and administrators doth covenant promise grant and agree to and with the said Eliz Clifford widow her heirs and assigns by these presents in manner and form following that is to say that she the said Eliz Clifford spinster for and notwithstanding any act matter or thing whatsoever had made done or witingling or willingly committed or suffered by her the said Eliz Clifford spinster or by the said Edw Cressener deceased to the contrary now is and standeth rightfully lawfully and absolutely seised of the said messuage or tenement and croft of land and of all and singular other the premises hereinbefore mentioned meant or intended to be hereby granted released aliened and confirmed and every part and parcel thereof with their and every of their appurtenances of a good sure perfect and indefeasable estate of inheritance in fee simple so that it shall and may be lawful to and for the said Eliz Clifford widow her heirs tenants and assigns from time to time and at all times hereafter according to the purport true intent and meaning of these premises peaceably and quietly to enter into and upon have hold occupy possess and enjoy to her and their use and behoof the aforesaid messuage or tenement and croft of land and all and singular other the premises hereinbefore mentioned meant or intended to be hereby granted aliened released and confirmed and every part and parcel thereof with their and every of their appurtenances without any lawful or equitable let suit trouble denial disturbance expulsion eviction interruption claim and demand of her the said Eliz Clifford spinster her heirs and assigns or any other person or persons whatsoever claiming or to claim any estate right title or interest in or out of the said premises or any part thereof by from under the said Eliz Clifford spinster or by from or under the said Edw Cressener deceased and that free and clear and freely and clearly exonerate and acquitted and discharged or otherwise upon request therefore to be made well and sufficiently saved harmless and kept indemnified by her the said Eliz Clifford spinster of and from all manner of former and other gifts grants bargains sales feoffments leases estates mortgages jointures dowers wills entails fees fines forfeitures issues and seizures amercements statutes merchant and of the staple recognizances judgements extents executions rents and arrearages of rents and of and from all and all manner of former and other acts uses titles troubles charges and incumbrances whatsoever had made caused committed done or suffered or to be had made done caused committed or suffered by the said Eliz Clifford spinster her heirs or assigns or the said Edw Cressener deceased or any of them or by any other person or persons whatsoever claiming or to claim any lawful or equitable estate right title or interest of in to or out of the said premises or any part thereof by from or under the said Eliz Clifford spinster the chief rents and services which shall henceforth shall grow due to be paid done and performed to the chief lord or lords of the fee or fees of the premises forever in respect only of his or their seignory or seignories always excepted and foreprised and further that she the said Eliz Clifford spinster her heirs and assigns and all every person and persons whatsoever having or lawfully claiming or which shall or may at any time hereafter have claim any lawful or equitable estate right title interest of into or out of the said messuage or tenement and croft of land and all and singular other the premises hereinbefore mentioned meant or intended to be hereby granted aliened released and confirmed with their and every of their appurtenances or any part or parcel thereof from by or under or in trust for the said Eliz Clifford spinster her heirs or assigns or from by or under the said Edw Cressener deceased shall and will at any time within the space of seven years next ensuing the date hereof upon request and at the proper costs and charges in the law of the said Eliz Clifford widow her heirs or assigns make do exe cute and suffer or cause to be made done executed and suffered all and every such further and other lawful and reasonable assurances and conveyances in the law whatsoever for the further better and more absolute assuring and conveying the said premises hereby granted and released with their and every of their appurtenances unto the said Eliz Clifford widow her heirs and assigns as by Eliz Clifford her heirs or assigns her or their counsel learned in the law shall be reasonable devised advised or required in witness whereof the parties first above named to these present indentures
