and surrendered into the lord's hands one cottage with a garden adjoining customary containing by estimation 20p of land sometime
Simon Ward's
and also a croft of land customary with the appurtenances called
Oliverscroft
containing by estimation 2a of land or more etc as etc to the intent that the lord being thereof so seisin might regrant out of his hands the said cottage with the garden adjoining and the said croft of land with the appurtenances to the foresaid

his wife and their assignees during the whole term of their lives or the survivor of them to remain after their decease to one
Thos Spycer
and heirs and the lord by virtue of the surrender aforesaid in the premises so seised at this present court by his steward regranted out of his hands the said cottage and other the premises with the appurtenances to the foresaid

his wife and their assigns during the whole term of their lives and the survivor of them of the lord by the rod to remain after their decease and the longer liver of them to the foresaid
Thos Spycer
his son and his heirs to which

Joan
by the lord's steward there is seisin thereof delivered to hold to them and their assigns during the whole term of their lives and the longer liver of them of the lord by the rod etc to remain after their decease as before and the foresaid

giveth fine as appears and made fealty
