this indenture made the 6.11.1703 between Mary Bullocke of Earls Colne in the county of Essex widow of the one part and Ambrose Towers of the same town and county husbandman of the other part witnesseth that the said Mary Bullocke for and in consideration of the sum of 4li of lawful money of England to her in hand paid by the said Ambrose Towers the receipt whereof the said Mary Bullocke doth hereby acknowledge and thereof and of every part and parcel thereof do hereby acquit release discharge the said Ambrose Towers his heirs executors and administrators by these presents hath granted bargained and sold demised and farm letten and by these presents doth grant bargain and sell demise and to farm let unto the said Ambrose Towers his executors administrators and assigns all that her freehold messuage or tenement wherein she the said Mary Bullocke doth now live and dwell with all the outhouses sheds yards gardens and orchards thereunto belonging or therewith used and are situate lying and being in Earls Colne aforesaid with all and every of their appurtenances and the reversion and reversions remainder and remainders thereof and all the estate right title interest claim and demand whatsoever or howsoever of her the said Mary Bullocke of in unto and out of the hereinbefore mentioned messuage or tenement lands and premises or any part or parcel thereof and all other the freehold messuages lands and premises whatsoever of her the said Mary Bullocke situate lying and being in the said parish of Earls Colne to have and to hold the said messuage or tenement and all and singular of their appurtenances unto the said Ambrose Towers his executors administrators or assigns from henceforth for and during of and unto the full end and term of one thousand years from and hence next ensuing and fully to be complete and ended without impeachment of or for any manner of waste yielding and paying therefore yearly and every year during the said demised term the rent of one peppercorn upon every 29.9. if the same be lawfully demanded provided nevertheless and these presents are upon this express condition that if the said Mary Bullocke her heirs executors administrators or assigns or any of them do and shall well and truly pay or cause to be paid and unto the said Ambrose Towers his executors administrators or assigns at the common inn commonly called or known by name or sign of the George situate in Earls Colne aforesaid the full and just sum of 4li4s8d of lawful money of England on or upon the 7.11.1704 and that without any deduction or abatement for any taxes subsidies or other charges whatsoever due or payable or hereafter to be due and payable for the herein before mentioned messuage or or (sic) tenement and premises or any part thereof or the said money hereby secured by act of parliament or otherwise howsoever that then and from thenceforth from and after such payment so truly made this present indenture of bargain sale and lease and the estate for one thousand years hereby granted bargained or sold shall cease determine and utterly be void to all intents and purposes whatsoever anything herein contained to the contrary thereof in any wise notwithstanding and the said Mary Bullocke doth for herself her heirs executors and administrators covenant promise and agree to and with the said Ambrose Towers his executors administrators and assigns and to and with every of them in manner following that is to say that she the said Mary Bullocke her heirs executors or administrators shall and will well and truly pay or cause to be paid to the said Ambr Towers his executors administrators or assigns or to some or one of them the said sum of 4li4s8d at the day and place hereinbefore appointed for the payment thereof as in the said proviso is expressed without and free from any abatement of or for any taxes or other charges and that if any default shall be made in the payment thereof contrary to the true meaning of the proviso or condition aforementioned shall and may be lawful for the said Ambrose Towers his executors administrators or assigns in to all and singular the said messuage or tenement and other the hereinbefore mentioned premises with the appurtenances to reenter and the same peaceably and quietly hold and enjoy and the rents and profits thereof to take and receive to his and their own use and uses for and during the residue and remainder of the said term of one thousand years yet to come and unexpired without the lawful let suit disturbance or eviction of her the said Mary Bullocke or of any other person or persons whatsoever and that free and clear and freely and clearly exonerated acquitted and discharged of from and against all and all manner of former and other gifts grants entails mortgages leases statutes judgements extents executions and all other estates titles charges burdens and incumbrances whatsoever had made done or suffered or hereafter to be had made done or suffered by the said Mary Bullocke or other person or persons whatsoever in witness whereof the parties to these presents have hereunto put their hands and seals the day and year above written Mary Bullocke sealed and delivered upon parchment first stamped with two sixpenny stamps in the presence of us Geo Toller Robt Warren Mary Jarrett
