this indenture made the 2.3.1722 etc between Jn Sparrow of Earls Colne in Essex baymaker son and heir of Jn Sparrow of Earls Colne aforesaid saymaker deceased and Sarah his wife of the one part and Jn Lake of Rivenhall in the said county of Essex yeoman and Thos Lake of Rivenhall aforesaid yeoman of the other part witnesseth that for and consideration of the sum of 240li of lawful money of Great Britain to the said Jn Sparrow party hereto in hand well and truly paid by the said Jn Lake and Thos Lake at and before the ensealing and delivery of these presents the receipt whereof he the said Jn Sparrow party hereto hereby acknowledges and thereof and of every part and parcel thereof doth hereby acquit exonerate and discharge the said Jn Lake and Thos Lake their executors and administrators and every of them forever by these presents then they the said Jn Sparrow and Sarah his wife have and either of them hath granted bargained sold aliened remised released ratified quitclaimed and confirmed by these presents do and either of them doth grant bargain sell alien remise release ratify quitclaim and confirm unto the said Jn Lake and Thos Lake in their actual possession now being by virtue of a bargain and sale to them thereof made for one whole year in consideration of 5s of lawful money of Great Britain by the said Jn Sparrow and Sarah his wife by indenture bearing date the day next before the day of the date of these presents and force of the statute made for transferring uses into possession and to their heirs forever all those two pieces or parcels of land pasture ground with their appurtenances lying and being in Earls Colne aforesaid containing both together by estimation 1a2r be the same more or less together with a messuage or tenement and several outhouses whereupon lately erected and built one of the said parcels lieth between the garden formerly of Laurance Prior and before that the grounds of Thos Harrison (may be Thos Harrison) and Geo Chatterton on the one part and the land or garden of Thos Prior on the other part and upon the land or garden formerly of Rich Rookes on the part of the north another part thereof abutteth upon a certain way called Parkland on the part of the west and upon the lands formerly of Rose Church and Steph Champenny on the part of the east and upon the lands called Bearcroft on the part of the south and also all that pightle or parcel of freehold ground lately parcel of Gilberts containing by estimation 1a more or less lying and being in Earls Colne aforesaid and abutting upon the lands called Bearcroft formerly belonging to Thos Allen and Agnes Bieston widow on the part of the south also another part thereof abutteth upon the gardens or orchard of Geo Garrard in part and Jn Orvice on the part of the north the king's highway leading towards the west also all such freehold crofts of land or pasture ground formerly called Bearcroft and now called or known by the name of Windmillfield whereupon a windmill lately stood or by whatsoever other name or names the same be called or known containing by estimation 5a more or less lying in Earls Colne aforesaid between the lands formerly of the earls of Oxford and parcel of Bearcroft and towards the east and a chase or driftway leading from Earls Colne aforesaid towards the park there on the west one head thereof abutting upon the lands sometime of one Robt Rookes towards the north and the other head thereof abutting upon a certain drift or chase way leading from Bearcroft aforesaid towards the south and also one piece or parcel of marsh or meadow ground heretofore called Spriggs Marsh and now called or known by the name of Wrens Park containing by estimation 1r more or less lying in Earls Colne aforesaid all which said messuage or tenement pieces or parcels of land meadow pasture ground and premises were late in the tenure or occupation of the said Jn Sparrow and now in the tenure or occupation of Jas Bullerd his assignee or as signs and also all other the freehold lands and tenements and hereditaments whatsoever of the said Jn Sparrow and Sarah his wife situate and lying and being in Earls Colne aforesaid and the reversion and reversion remainder and remainders rents issue profits of all and every the said premises and also all and every the estate right title use interest trust property claim and demand whatsoever in law and equity or otherwise howsoever of them the said Jn Sparrow and Sarah his wife of in and to the said messuage or tenement lands meadows pastures marsh ground and all and singular the said premises every or any part or parcel thereof and all and singular the deeds evidences muniments and writing whatsoever touching or concerning the said premises or any part or parcel thereof to have and to hold the said messuage or tenement lands meadows pastures marsh grounds and all and singular other the premises herein before mentioned to be granted and released or hereby meant mentioned or intended to be hereby granted and released (torn) every of their appurtenances unto the said Jn Lake and Thos Lake their heirs and assigns forever to (torn) proper use and behoof of them the said Jn Lake and Thos Lake their heirs and assigns absolutely (torn) manner of condition redemption revocation (torn) and the said Jn Sparrow party hereunto doth for himself his heirs executors and administrators and for every of them covenant promise and grant to and with the said Jn Lake and Thos Lake their heirs and assigns by these presents in manner and form following that is to say that they the said Jn Sparrow and Sarah his wife shall and will before the end of easter term or trinity term next ensuing the date of these presents at the costs and charges in the law of the said Jn Lake and Thos Lake acknowledge and levy before the justices of his majesty's court of common pleas at Westminster one or more fine or fines sur cognisance de droit come ceo etc to be engrossed and sued of with proclamation according to the form of the statute in that case made and provided and the usual course of fines in such cases used and to the said Jn Lake and Thos Lake or to the heirs of one of them or some other person or persons of all the said messuage or tenement lands meadows pasture marsh grounds and premises hereby granted or mentioned or intended to be granted with their appurtenances by such apt name or names quantities qualities and other descriptions as shall be thought fit and requisite in that behalf and it is hereby further covenanted concluded and fully agreed by and between all and every the said parties to these presents them their heirs they do hereby publish and declare that the said fine and fines herein before covenanted to be levied and all and every other fine and fines heretofore had levied or executed or hereinafter to be had levied and executed between the said parties to these presents or any of them or themselves alone or together with any other person or persons of or concerning the said messuage or tenement lands and meadows pastures marsh grounds and premises hereby granted or mentioned to be hereby granted of any part or parcel thereof alone or with any other lands and tenements and the full force and execution of the said fine and fines shall be and enure and continue and shall be adjudged construed and taken to be and enure as for and concerning the said premises hereby granted or mentioned to be granted with their appurtenances and all and every the conusee or conusees the said fine or fines named or to be named his and their heirs shall stand and be seised of all and singular the premises with their appurtenances to and for the only proper use and behoof of the said Jn Lake and Thos Lake their heirs and assigns absolutely and forever and to and for no other use intent or purpose whatsoever and also that they the said Jn Sparrow party hereunto and Sarah his wife or one of them now is and standeth lawfully and rightfully seised of and in the said messuage or tenement lands meadows pastures marsh grounds and all and singular other the premises hereby granted or released or intended to be hereby granted and released with their appurtenances of a good perfect absolute and indefeasible estate of inheritance in fee simple without any manner of condition contingent proviso limitation of use or other restraint matter or thing whatsoever to alter change determine or make void the same and that they the said Jn Sparrow party hereunto and Sarah his wife now have in themselves or one of them now hath in himself or herself full power good right lawful and absolute authority to grant and convey all the said premises with the appurtenances unto the said Jn Lake and Thos Lake their heirs and assigns in manner and form aforesaid and further that it shall and may be lawful to and for the said Jn Lake and Thos Lake their heirs and assigns and at all times forever hereafter peaceably and quietly to enter upon have hold occupy possess and enjoy all and every the said premises hereby granted and released or mentioned or intended to be hereby granted and released with their and every of their appurtenances and the rents issues and profits thereof to receive and take to him and their own use and uses according to the true intent and meaning of these presents and it without the lawful let suit trouble or interruption of in the said Jn Sparrow and Sarah his wife their heirs and assigns or of either or any of them or of any of their ancestors and free and clear and freely and clearly acquit exonerate and discharge of and from all and all manner of former and other gifts grants bargains sales leases mortgages jointures dowers uses trusts wills entails fines issues amercements rents arrearages of rent statutes recognizances judgements executions extents debts upon record and all other estates titles troubles charges and incumbrances whatsoever in law and equity or otherwise howsoever heretofore had made committed done occasioned or suffered by the said Jn Sparrow party hereto and Sarah his wife or either of them of or by any of their ancestors and it without the lawful let suit trouble or interruption of any other person or persons whatsoever the rents and services from henceforth to grow due and payable to the chief lord or lords of whom the said premises are holden for and in respect of the tenure thereof only excepted and foreprized and moreover that the said Jn Sparrow party hereto and Sarah his wife and their heirs and all and every other person or persons having or lawfully claiming any estate right title or interest of in and to the said premises by from under them either or any of them shall and will from time to time and at all times hereafter upon every reasonable request and at the only cost and charges in law of the said Jn Lake and Thos Lake their heirs and assigns make do acknowledge levy suffer and execute or cause or procure to be made done acknowledged levied suffered and executed all and every such further and other reasonable act and acts thing and things devises or assurances in the law whatsoever for the further better and more perfect and absolute conveying assuring confirming and suremaking of the said messuage and tenement lands meadows pastures marsh lands and singular other the premises herein before mentioned and hereby granted and released or intended to be hereby granted and released and every part and parcel thereof with their and every of their appurtenances unto and upon the said Jn Lake and Thos Lake their heirs and assigns according to the true intent and meaning of these presents be the same by fine or fines feoffment or feoffments common recovery or recoveries deed or deeds enrolled or not enrolled relief confirmation or by all and every or any of the said ways or means or by any other ways or means in law whatsoever as by the said Jn Lake and Thos Lake their heirs or assigns or their counsel learned in the law shall be reasonably devised or advised and required so as the further conveyances or assurances of any of them contain no larger warranty or covenants then against the party or parties that shall make the same and for their own acts only and so as for doing thereof the party or parties that shall make the same be not compellable to travel or go further than the cities of London and Westminster in witness whereof the parties first above named to these present indentures have interchangeably set their hands and seals the day and year first above written Jn Sparrow Sarah
