this indenture made the 5.1.1723 etc between Jn Lake of Rivenhall in the county of Essex yeoman and Thos Lake of Rivenhall aforesaid yeoman of the one part and Jas Bullerd of Earls Colne in the said county of Essex gardener of the other part witnesseth that for and in consideration of the sum of 300li of lawful money of Great Britain well and truly in hand paid by the said Jas Bullerd to the said Jn Lake and Thos Lake at and before the ensealing and delivery of these presents the receipt whereof the said Jn Lake and Thos Lake hereby acknowledge and thereof and of every part and parcel thereof hereby acquit exonerate and discharge the said Jas Bullerd his heirs executors and administrators and every of them forever by these presents they the said Jn Lake and Thos Lake have and either of them hath granted bargained sold aliened remised released ratified quitclaimed and confirmed and by these presents do and either of them doth grant bargain sell alien remise release ratify quitclaim and confirm unto the said Jas Bullerd in his actual possession now being by virtue of a bargain and sale for one whole year to him thereof made in consideration of 5s of lawful money of Great Britain by the said Jn Lake and Thos Lake by indenture bearing date the day next before the date of these presents and by force of the statute made for transferring of uses into possession and to his heirs forever all those two pieces or parcels of land or pasture ground with their appurtenances lying and being in Earls Colne aforesaid containing both together by estimation 1a2r be the same more or less together with a messuage or tenement and several outhouses thereupon lately erected and built one of the said parcels lieth between the garden formerly of Laurance Prior before that the grounds of Thos Harrison (may be Thos Harrison) and Geo Chatterton on the one part and the lands or gardens of Thos Prior on the other part and upon the lands or gardens formerly of Rich Rookes on the part of the north another part thereof abutteth upon a certain way called Park Lands on the part of the west and upon the land formerly of Rose Church and Steph Champeny on the part of the east and upon the lands called Bearcrofts on the part of the south and also all that pightle or parcel of freehold ground lately parcel of Gilberts containing by estimation 1a more or less lying and being in Earls Colne aforesaid and abutteth upon the lands called Bearcroft formerly belonging to Thos Allen and Agnes Biston widow on the part of the south also another part thereof abuts upon the gardens or orchards of Geo Garrard in part and of Jn Orvice in part on the part of the north the king's highway leading towards the west and also all that freehold croft of land or pasture ground formerly called Bearcrofts and now called or known by the name of Windmillfield whereupon a windmill lately stood or by whatsoever other name or names the same be called or known containing by estimation 5a more or less lying in Earls Colne aforesaid between the lands formerly of the earls of Oxford and parcel of Bearcroft towards the east and a chase or driftway leading from Earls Colne aforesaid towards the park there on the west one head thereof abutting upon the lands sometime of one Robt Rookes towards the north and the other head thereof abutting upon a certain drift or chaseway leading from Bearcroft aforesaid towards the south and also one piece or parcel of marsh or meadow ground heretofore called Spriggs Marsh and now called or known by the name of Wrens Park containing by estimation 1r more or less lying in Earls Colne aforesaid all which said messuage or tenement pieces or parcels of land meadow pasture grounds and premises late in the tenure or occupation of Jn Sparrow and now in the tenure or occupation of the said Jas Bullerd his assignee or assigns and also all other the freehold lands tenements and hereditaments whatsoever of the said Jn Lake and Thos Lake situate lying and being in Earls Colne aforesaid and the reversion and reversions remainder and remainders rents issues profits of all and every the said premises and also all the estate right title interest trust property claim and demand whatsoever in law and equity or otherwise howsoever of them the said Jn Lake and Thos Lake of in to the said messuage or tenement lands meadows pastures marsh grounds premises every or any part or parcel thereof and all and singular the deeds evidences muniments and writings whatsoever touching or concerning the said premises which are now in the custody or possession of them the said Jn Lake and Thos Lake or of any other person or persons by their or either of their delivery or privity to have and to hold the said messuage or tenement lands meadows pastures marsh grounds and all and singular other the premises herein afore mentioned or intended to by hereby granted and released with their and every of their appurtenances unto the said Jas Bullerd his heirs and assigns forever to the sole and only proper use and behoof of him the said Jas Bullerd his heirs and assigns absolutely and forever without any manner of condition redemption of revocation whatsoever and the said Jn Lake and Thos Lake do for themselves their heirs executors and administrators and for every of them covenant promise and grant to and with the said Jas Bullerd his heirs and assigns by these presents in manner and form following that is to say that they the said Jn Lake and Thos Lake now at the time of the sealing and delivery of these presents are and stand or one of them is and standeth lawfully and rightfully seised of a good perfect and absolute estate of inheritance in fee simple of and in the said messuage lands meadows pastures marsh grounds and premises herein afore mentioned or intended to be hereby granted with their appurtenances and now have in themselves or one of them now hath in himself full power and good right lawful and absolute authority to grant and convey the said messuage and tenement lands meadows pastures marsh grounds and premises and every part and parcel thereof with their appurtenances unto and upon the said Jas Bullerd his heirs and assigns in manner and form aforesaid and further that it shall and may to and for the said Jas Bullerd his heirs and assigns from time to time and at all times forever hereafter peaceably and quietly to enter upon have hold occupy possess and enjoy all and every the messuage lands meadows pasture marsh grounds and premises hereby granted and released or mentioned or intended to be hereby granted and released and the rents issues and profits thereof to receive and take to his and their own use and uses without the lawful let suit trouble denial eviction molestation or interruption of the said Jn Lake and Thos Lake their heirs or assigns or any other person or persons lawfully claiming or to claim by from or under him them or any of them and that free and clear and freely and clearly acquitted exonerated and discharged of from all and all manner of former and other gifts grants bargains sales leases mortgages jointures dowers uses trusts will entails fines issues amercements rents arrearages of rent statutes recognizances judgements executions extents debts upon record and all other estates titles troubles charges and incumbrances whatsoever in law and equity had made committed done occasioned or suffered by the said Jn Lake and Thos Lake or by either of them the rents and services from henceforth to grow due and payable to the chief lord or lords of whom the said premises are holden for and in respect of tenure thereof only excepted and foreprized and moreover that the said Jn Lake and Thos Lake and their heirs and every of them and all and every other person and persons having or lawfully claiming any estate right title or interest of in or to the said premises or any part or parcel thereof shall and will from time to time and at all times hereafter upon the reasonable request and at the only cost and charge in the law of the said Jas Bullerd his heirs and assigns make do and execute or cause or procure to be made done and executed all and every such further and other reasonable act and acts thing and things devises and assurances in the law whatsoever for the further better and more perfect conveying assuring and confirming of the messuage and tenement lands meadows pastures marsh grounds and all and singular the premises hereby granted or meant mentioned or intended to be hereby granted and every part and parcel thereof with their and every of their appurtenances with to and from the said Jas Bullerd his heirs and assigns according to the true intent and meaning of these presents be the same by fine or fines common recovery or recoveries with one or more voucher or vouchers feoffment or feoffments deed or deeds enrolled or not enrolled relief confirmation in the law whatsoever as by the said Jas Bullerd his heirs or assigns or his or their counsel learned in the law shall be reasonably devised or advised or required so as the further conveyances or assurances or any of them contain no larger warranty or covenant then against the party or parties that shall make the same and for their own acts only and so as for doing thereof the party or parties that shall make the same be not compellable to travel or go further than the cities of London and Westminster and lastly it is covenanted concluded and fully agreed by and between the said parties to these presents for them and their heirs and they do hereby publish and declare that all and every other fine or fines common recovery and recoveries conveyances and assurances whatsoever and all and every the said messuage or tenement lands meadows pastures marsh grounds all and singular the premises hereby granted or mentioned or intended to be hereby granted and levied and executed or hereafter had levied and executed by and between the sa id parties to these presents or any of them whereunto they or any of them shall be party or parties shall be and enure and shall be deemed adjudged construed and taken to be and enure to the sole and proper use and behoof of the said Jas Bullerd his heirs and assigns forever and to and for no other use intent or purpose whatsoever in witness whereof the parties first above mentioned to these present indentures have interchangeably set their hands and seals the day and year first above written Jn Lake Thos Lake
